Why Live Inside New Clark City?
New Clark City (NCC) is the 9,450-hectare metropolis that BCDA is developing in Capas and Bamban, Tarlac, north of the Clark Freeport Zone. It is planned as the country’s first smart, green and disaster-resilient city, with more than 60% of its land kept as forests, parks and open space.
NCC already has the National Government Administrative Center, world-class sports facilities, the River Park and Filinvest Innovation Park. Next come the US-backed Pax Silica advanced manufacturing and AI hub, and new housing for the workers and families who will live here.
Living inside NCC means a short commute to work, a 15-minute drive to Clark International Airport, quick access to SCTEX, and a cleaner, greener environment than Metro Manila.

Housing Projects Inside New Clark City

NCC Affordable Housing (4PH)
5.84 ha · 840 initial units · 3,400+ planned
BCDA, DHSUD and the Sta. Clara International–Saekyung consortium broke ground on July 10, 2025 under the 4PH program. The community in Capas will grow to more than 3,400 units, including mid-rise buildings, with parks, sports facilities and retail areas.

Pag-IBIG × BCDA Walk-to-Work Homes
About 14 ha initial priority site
Under a MOA signed on October 8, 2026, Pag-IBIG Fund and BCDA will plan, finance and develop housing in NCC, starting with a 10-hectare residential site in Bamban and a 4-hectare site, so workers can live near their jobs.

NGAC: The Residences
516 fully furnished units
Ready-for-occupancy 1-, 2- and 3-bedroom units (about 28–53 sqm) beside the National Government Administrative Center, with pool, gym and community center. They are currently offered to government agencies and employees, with a ₱20,000 reservation fee.
Important: Housing inside New Clark City is led by government agencies (BCDA, DHSUD and Pag-IBIG Fund) and their partner developers. Most units are still being planned or built and are not yet open for public reservation. Registering here puts you on my priority list. I will contact you as soon as units, eligibility rules and price lists are released, and help you apply and reserve.
